Why Debt Funds? The Income-Aligned Investment

If your priority is consistent monthly income with a tighter, more predictable range of outcomes, debt is built for that. Equity is built for growth and upside. Both have a place. But most of our investors have already built the equity side of their real estate portfolio, and what they want next is cash flow they can count on. Here is why that shift usually points toward debt:

• Rule #1: Don't lose money. Debt sits senior in the capital stack — equity takes the first hit, not you.
• Income is the product, not a byproduct. Monthly distributions from interest payments, not distant appreciation bets.
• Tighter return variance. Equity swings from +30% to -100%. Debt tends to hit its target range in the vast majority of scenarios.
• Shorter duration. 6-12 month loans mean the portfolio gets reunderwritten constantly to current market conditions. No 5-year marriages to a 2022 assumption.
• The rule of 100. As investors build wealth, the shift from growth to preservation usually means shifting from equity to debt. Most of our investors are in that transition.
